Home Inspections: The Essentials
A must for newer agents — and surprisingly refreshing for seasoned pros. We’ve had agents with years of experience walk away with something new, or realizing the inspector they’d been using wasn’t doing as much as they should.
- What a home inspection is and why it matters
- The different types of inspections
- What gets inspected
- Ancillary services overview
- How to read an inspection report
- Common defects and what to look for
- What to look for in a quality home inspector
Ancillary Services
Beyond the general inspection, a deeper look at what else can be tested or inspected — and why it matters. From sewer scopes to mold testing, this class sparks great questions. When was the last time you thought about a lead paint test for a pre-1978 home?
- What ancillary services are and when to recommend them
- A breakdown of each service type
- Timelines and scheduling (e.g., why radon tests should start 2 days before the inspection)
- Why ancillary services matter for your transactions
Pests in the Home
Practical, eye-opening, and told with a great story (ask Jake about the flying squirrels). After this class, you’ll be able to spot potential issue areas while walking through a home.
- Common pests found in Minnesota homes
- Why pests are a concern for buyers and sellers
- How inspectors identify pest activity (spoiler: more homes have had pests than you'd think)
- How pest issues are addressed
- Why this matters for real estate transactions
