Preventative Maintenance Inspections

WHAT IS A PREVENTATIVE MAINTENANCE INSPECTION (PMI)

A Preventative Maintenance Inspection (PMI) is a thorough inspection of the exterior and common areas of condo and townhome associations. In the State of Minnesota, condo and townhome associations are required (Statute 515B.3-17) to have a current Preventative Maintenance Plan, and PMIs are used to inform those plans. Even in states where it is not required, many associations choose to hire an unbiased, objective, third-party to inspect the areas requested by the association to foster transparency and accountability in the maintenance process.

When the inspection is complete, you will receive a report with photos and details of all maintenance that’s needed, which can be used to form the Preventative Maintenance Plan. These plans forecast repairs and ongoing maintenance so they can be planned and budgeted for, and residents can have confidence in the safety of their homes and pride in the community they are a part of.
