Pre-listing Inspections
Take the guesswork out of how to best prepare your home for a quick sale at top dollar. We’ll inspect your home and provide you with a report that you can use as a checklist for making repairs that could come up in the buyer’s home inspection. This service does not include a final walk through, but you are welcome to ask any questions you have. Having a pre-listing inspection completed can expedite the selling process by giving potential buyers confidence and peace of mind.

5-Point Inspections
This is a great option for those that just need the major systems of a home inspected. We provide you with a report that gives a detailed look into the 5 most expensive areas of the home: Foundation/Attic, Electrical Panel, Plumbing, Mechanicals, and Exterior/Roof. We also spend the final 30 minutes of the inspection walking through the home with you, pointing out all of our findings and answering all of your questions.
We look for things like cracks or settling in the foundation, leaks in the plumbing, DIY or improper electrical wiring, damaged siding or safety hazards, and age/expected life remaining for mechanicals.

Phase 2 Inspection (Pre-Drywall)
A Phase 2 or Pre-Drywall inspection is an inspection during the construction of a new home. This takes place after major elements like foundation/electrical/plumbing are in place, but before drywall is put up so that these elements can be inspected. This inspection of the “bones” of the house allows for early identification of current issues, any structural problems before the get worse, and to identify electrical and plumbing issues in the initial stages. It can also identify defective materials and ensure quality workmanship.
Along with a written report, you will get an in-person walk through during the final 30 minutes of the inspection with the inspector, where they will point out all of their findings and answer your questions.

Building a home is an exciting process, but there is a lot to remember! Don’t forgot about the warranty your builder provides by scheduling your 11-month inspection along with your home inspection prior to closing. We will inspect your home and provide you with a report of maintenance or repairs needed to give you confidence when meeting with your builder for the 1 year inspection so that everything covered by your warranty gets addressed. Walk & Talk Consultations

One of our certified Home Inspectors will join you for the showing and give you a high-level overview as time allows of the 5 major components of the home: Foundation, Electrical, Plumbing, Mechanicals, and Exterior. You can ask as many questions as you want in real time! No report is provided, and consultations are booked in one-hour increments.

TISH Evaluations (Multiple Cities)
Truth in Sale of Housing (TISH) Evaluations are required by many cities in Minnesota prior to listing a property for sale. These evaluations must be completed by a licensed evaluator who will look at the condition of the home and write a report based on city requirements. One required and often-missed item in single family homes that you can be sure to have completed prior to our inspection is a working, hard-wired smoke detector.
We are licensed to complete TISH Evaluations in St Paul, South St Paul, and Maplewood. If you are seeking at TISH Evaluation in another city, each city has a list of licensed evaluators, or we can suggest one that we trust.
When your evaluation is complete, we will follow the reporting requirements for each city, as well as upload the report to your client portal. These reports are required to be completed within 7 days, but we typically have them done within 2-3 days.

Insurance Inspection
(4-Point Inspection)
Some insurance carriers require an inspection on new policies for residences or multiple unit properties over 40 years old. During this inspection we perform a 4-point inspection of the roof, heating, plumbing, and electrical. We will then provide a formal letter stating the condition of these for items to you to provide to your insurance company.

Commercial Inspection
In a Commercial Inspection, our Certified Inspectors will evaluate the condition of the property internally and externally, and provide a detailed report of their findings. We will evaluate all types of commercial properties including office, retail, and manufacturing spaces. Items inspected include: electrical, plumbing, bathrooms, interior spaces, structure, walkways, roofing, rooftop units and all other heating/cooling mechanicals, loading docks, kitchen appliances, and more. For an additional fee we can also evaluate ADA compliance as well as provide core samples. Some properties may require a third party in order to inspect specialized elements such as elevators, fire suppression systems, specialized machines, or specialized cooking equipment.

The State of Minnesota requires condo and townhome associations to have a current preventative maintenance plan. Our certified Home Inspectors will provide an objective, third-party inspection of the areas requested by the association with a report that can be used to inform the preventative maintenance plan. These plans forecast repairs and ongoing maintenance so they can be planned and budgeted for, and residents can have confidence in the safety of their homes and pride in the community they are a part of.
It is estimated that 40% of homes in Minnesota have high levels of Radon gas, which poses a significant health risk to many Minnesotan families. If your home is tested for Radon and the result shows high Radon levels (over 4 pCi/L), it is recommended that you have a Radon Mitigation System installed. This system is specifically designed for your home to determine the most effective way to continuously remove the gas. Our Radon Mitigators are licensed by the Minnesota Department of Health and certified by the National Radon Proficiency Program. We provide a free quote for system installation, and you will get the same clear and friendly communication you’ve come to expect from Marigold. Radon Testing
Radon is a colorless, odorless gas that can be present in homes and can only be detected with specialized equipment. Radon is the #1 leading cause of lung cancer among non-smokers according to the US Environmental Protection Agency (EPA). We offer Radon Testing as an add-on to our inspection services as well as a stand alone service. Our trained technicians will drop off the Radon Testing equipment with instructions on how to prepare your home for the test. The test must run for a minimum of 48 hours and then the Tech will schedule a time to pick up the equipment.
We use state-of-the art technology that allows results of the report to be emailed to you immediately upon completion of the report, rather than waiting for the Tech to arrive and retrieve results. If radon is high (over 4 pCi/L) it is recommended that you have a Radon Mitigation System installed to continually remove radon from the home.

Visual Sewer Scopes
An oft-forgotten area of the home are the sewer lines that run underground from our homes to the street. Unfortunately, out-of-sight, out-of-mind isn’t the best plan when it comes to your sewer lines, because back-ups and blockages can occur at any time and cause expensive (and sometimes gross) repairs. Our trained technicians provide a visual into your pipes with a video uploaded to your client portal. They give you the current status of your pipes and provide any recommended repairs by looking for things that can damage your pipes such as tree roots and erosion.

Well Yield Testing (Modified)
Well pumps lose efficiency over time, so Well Yield Tests are useful in determining if your well and pump are functioning adequately to supply your home’s water needs. This test is useful for sellers, buyers, and anyone who wants to know the state of their well or maybe has experienced a drop in water pressure. Mold Testing
Mold spores are everywhere, all the time. However, certain strains of mold can cause allergies, or serious, even deadly reactions. Mold testing is ideal when you need documentation to support mold mitigation.
Mold Testing via Air Sampling: Our trained technicians will take three air samples to test for the presence of mold spores. We will take two samples within the home, and one outside the home for a control sample. You can determine at the time of scheduling which two areas to test within the home, or our technician will use their best judgement based on a visual inspection of high risk areas.
Mold Swab Testing: In instances where you or our Inspector observes visible mold-like substance, or if it is included in a seller’s disclosure, you can elect to have it swab tested. The test determines whether it is mold, and if so, what type of mold it is, as well as whether it is hazardous.
Intrusive Moisture Testing for Stucco: Our technicians will carefully drill into the stucco, test for moisture, and then repair the hole.

Common types of asbestos-containing materials found in homes include fiber cement siding, old vinyl or linoleum floors, ceiling tiles, insulation, and pipe insulation. When these materials are disturbed, as can often happen during home demolition and renovation, asbestos fibers can be released into the air, breathed in, and cause damage to the lungs. Exposure to asbestos can cause asbestos-related diseases and cancer (mesothelioma).
To test a material for asbestos, our technicians will take a small, physical sample (1″x2″) from an area of concern, and send the sample in for testing at an accredited laboratory. Results are typically processed in 2-3 business days, and you will receive a report stating whether asbestos was detected in the material.

Pest and Wildlife intrusion is very common in homes in Minnesota. Rodents and other wildlife often carry zoonotic disease that can be harmful to homeowners and their pets. We have incorporated solutions for this in our inspection and treatment protocols.
We inspect both the interior and exterior of the home. The attic space provides a lot of information about a home and any pest or wildlife concerns that may have arisen in the past. We check the most common interior places of concern for pests and wildlife.
We then check the exterior of the home for gaps left during construction, gaps underneath the siding or at siding corners, and gaps in the foundation as a result of settling. The roof, along the roofline, vents, chimneys and more are inspected as well, because they are historically the most commonly used areas for rodent and wildlife intrusion. You will receive a report in your Client Portal detailing our findings.
