Residential Inspections
For new and experienced home-owners, this is a thorough inspection to catch common defects so you understand the investment you’re making. In addition to a thorough report with many photos and notes, we spend the final hour of the inspection walking through the home with you, pointing out all of our findings and answering all of your questions.
You will walk away feeling familiar and confident in your knowledge of your new home. You will know things like where your shut off valves are, how to change your furnace filter, and routine maintenance tips to help extend the life of your appliances and mechanicals.

Pre-listing Inspections
Take the guesswork out of how to best prepare your home for a quick sale at top dollar. New Construction 11-Month Inspections
Building a home is an exciting process, but there is a lot to remember! Don’t forgot about the warranty your builder provides by scheduling your 11-month inspection along with your home inspection prior to closing. (Plus, we offer a discount for scheduling both at the same time!) We will inspect your home and provide you with a report of maintenance or repairs needed to give you confidence when meeting with your builder for the 1 year inspection so that everything covered by your warranty gets addressed. This service does not include a final walk through, but you are welcome to ask any questions you have!

5-Point Inspections
This is a great option for those that just need the major systems of a home inspected. We provide you with a report that gives a detailed look into the 5 most expensive areas of the home: Foundation/Attic, Electrical Panel, Plumbing, Mechanicals, and Exterior/Roof. We also spend the final 30 minutes of the inspection walking through the home with you, pointing out all of our findings and answering all of your questions.
We look for things like cracks or settling in the foundation, leaks in the plumbing, DIY or improper electrical wiring, damaged siding or safety hazards, and age/expected life remaining for mechanicals.

Walk & Talk Consultations
Do you ever wish you could have an expert along with you for showings to give you feedback about the current state of the home you’re considering? Wish no more and schedule a Walk & Talk Consultation! One of our certified Home Inspectors will join you for the showing and give you a high-level overview as time allows of the 5 major components of the home: Foundation, Electrical, Plumbing, Mechanicals, and Exterior. TISH Evaluations (Multiple Cities)
Truth in Sale of Housing (TISH) Evaluations are required by many cities in Minnesota prior to showing a property for sale. We are licensed to complete TISH Evaluations in St Paul, South St Paul, and Maplewood. These evaluations must be completed by a licensed evaluator who will look at the condition of the home and write a report based on city requirements. One required and often-missed item that you can be sure to have completed prior to our inspection is a working, hard-wired smoke detector.

The State of Minnesota requires condo and townhome associations to have a current preventative maintenance plan. Our certified Home Inspectors will provide an objective, third-party inspection of the areas requested by the association with a report that can be used to inform the preventative maintenance plan. These plans forecast repairs and ongoing maintenance so they can be planned and budgeted for, and residents can have confidence in the safety of their homes and pride in the community they are a part of.
Radon Testing
Radon is a colorless, odorless gas that can be present in homes and can only be detected with specialized equipment. Radon is the #1 leading cause of lung cancer among non-smokers according to the US Environmental Protection Agency (EPA). We offer Radon Testing as an add-on to our inspection services as well as a stand alone service. Our trained technicians will drop off the Radon Testing equipment with instructions on how to prepare your home for the test. The test must run for a minimum of 48 hours and then the Tech will schedule a time to pick up the equipment.
We use state-of-the art technology that allows results of the report to be emailed to you immediately upon completion of the report, rather than waiting for the Tech to arrive and retrieve results. If radon is high (over 4 pCi/L) it is recommended that you have a Radon Mitigation System installed to continually remove radon from the home.

Visual Sewer Scopes
An oft-forgotten area of the home are the sewer lines that run underground from our homes to the street. Unfortunately, out-of-sight, out-of-mind isn’t the best plan when it comes to your sewer lines, because back-ups and blockages can occur at any time and cause expensive (and sometimes gross) repairs. Our trained technicians provide a visual into your pipes with a video uploaded to your client portal. They give you the current status of your pipes and provide any recommended repairs by looking for things that can damage your pipes such as tree roots and erosion.

Level 2 Chimney Inspections
Fireplaces can be wonderful, cozy additions to homes, especially during our long Minnesota winters. Unfortunately our winters can be hard on our chimneys and cause damage that can affect proper functioning. Drone Roof Inspections
Drone Roof Inspections are an excellent option for roofs that are inaccessible due to height, pitch, or materials such as wood shake shingles or tile. Our trained technician can use this awesome technology to get high-def aerial images of the roof from all directions, noting roof conditions and any potential defects. These photos and notation of condition are always included in an easy-to-read online report! This service is available as an add-on to a home inspection or as a stand alone service if you need a birds-eye view of the roof, siding, soffit, fascia, etc.

Well Yield Testing (Modified)
Well pumps lose efficiency over time, so Well Yield Tests are useful in determining if your well and pump are functioning adequately to supply your home’s water needs. This test is useful for sellers, buyers, and anyone who wants to know the state of their well or maybe has experienced a drop in water pressure. Some loans, including VA loans, require Well Yield Tests as a part of the real estate transaction.
Our certified technicians will perform testing on your well pump to determine the amount of water it is able to pump (its yield), and you will receive an informative report in your client portal when the evaluation is completed.

Tree Assessment
Trees are awesome! They offer many benefits, including curb appeal, shade, places for swings and tree houses, and more. But they can also be unexpected liabilities on our properties if not monitored and properly cared for. Get a Basic Tree Assessment or Tree Risk Assessment for any tree on your property.
Basic Tree Assessment: Identify diseases, get tree maintenance tips, and get a general bill of health for any trees on the property.
Tree Risk Assessment: Gain a better understanding of the risk of a tree falling or of its risk to your foundation, as well as the life expectancy of the tree.

Mold Testing
Mold spores are everywhere, all the time. However, certain strains of mold can cause allergies, or serious, even deadly reactions. Mold testing is ideal when you need documentation to support mold mitigation.
Mold Testing via Air Sampling: Our trained technicians will take 3 air samples throughout the home to test for the presence of mold spores.
Mold Swab Testing: In instances where you or our Inspector observes visible mold-like substance, or if it is included in a seller’s disclosure, you can elect to have it swab tested. The test determines whether it is mold, and if so, what type of mold it is, as well as whether it is hazardous.
Intrusive Moisture Testing for Stucco: Our technicians will carefully drill into the stucco, test for moisture, and then repair the hole.

Pest & Wildlife Inspection
Pest and Wildlife intrusion is very common in homes in Minnesota. Rodents and other wildlife often carry zoonotic disease that can be harmful to homeowners and their pets. We have incorporated solutions for this in our inspection and treatment protocols.
We inspect both the interior and exterior of the home. The attic space provides a lot of information about a home and any pest or wildlife concerns that may have arisen in the past. We check the most common interior places of concern for pests and wildlife.
We then check the exterior of the home for gaps left during construction, gaps underneath the siding or at siding corners, and gaps in the foundation as a result of settling. The roof, along the roofline, vents, chimneys and more are inspected as well, because they are historically the most commonly used areas for rodent and wildlife intrusion. You will receive a report in your Client Portal detailing our findings.
